Compliance

How the service keeps CRMLS IDX displays inside the rules, and what stays your responsibility.

Who may use the data

The feed is licensed to CRMLS participants and subscribers for IDX display. Every account is tied to a broker of record who has signed the CRMLS IDX Request Form naming HomesIDX as vendor. We do not provide data to non-members, and we do not permit redistribution, resale, scraping, or use for marketing to MLS members.

Refresh

Changes are pulled from the CRMLS feed every 15 minutes. A full reconciliation runs daily. Listings that leave the feed are removed from API results on the next cycle. CRMLS requires IDX displays to refresh at least every 12 hours.

Attribution (Rule 12.16.5 and the IDX Standards of Practice)

Every listing in every response includes the listing agent, listing office, and the IDXContactInfo field as CRMLS delivers it. When you display a listing you must:

  1. Place the attribution directly next to the price, bed and bath count, square footage, or photo.
  2. Use a font no smaller and no lighter than the property description.
  3. Label it as Listing Agent, Listing Office, or Listing Broker. "Courtesy of" is not compliant.
  4. Make every call to action say who will respond. If it is not the listing agent, say so. This includes tour buttons.
  5. Show the contact information from idx_contact_info.

The hosted search page does this by default and its layout cannot be changed in a way that breaks it. Source: CRMLS IDX Standards of Practice.

Disclaimer and timestamp

Show attribution.mls_disclaimer and meta.data_last_updated on any page that displays listings.

Photos

Photos are served from our CDN. Closed listings return the primary photo only. Do not download and rehost photos or strip attribution from them.

Statuses

Standard IDX keys receive Active, Active Under Contract, Pending, and Coming Soon. Sold data is enabled per account where CRMLS permits public display.

Logging

Every API call is metered by key, endpoint, and day. Ingestion runs are logged with record counts. Both are retained for audit.

Display review

CRMLS Licensing and Legal will review an IDX display on request at licensing@crmls.org. We recommend it before launch and can join the review.

Violations

Accounts that display data outside these rules, share keys, or serve non-members are suspended. CRMLS citations for non-compliant display are the advertising broker's responsibility under the CRMLS Rules and Regulations.
