Terms of service

These terms govern use of the HomesIDX API and hosted pages (the Service) provided by HomesIDX (we, us). By requesting or using an API key you agree to them.

1. Eligibility

The Service is available only to real estate brokers and agents who are participants or subscribers in good standing of California Regional MLS (CRMLS) and to persons building sites on their behalf. You must keep a signed CRMLS IDX Request Form on file naming HomesIDX as your vendor. If your MLS membership lapses, your access ends.

2. License

We grant you a non-exclusive, non-transferable license to use the Service to display MLS listing data on the website URLs and applications registered to your account, for the purpose of helping consumers identify properties they may wish to buy or rent. All listing data remains the property of the MLS and the listing brokers.

3. Restrictions

• No redistribution, resale, sublicensing, or bulk export of listing data.
• No use for marketing to MLS members, automated valuation products, or any purpose the CRMLS Rules and Regulations prohibit.
• No sharing of API keys across brokerages or with unregistered sites.
• No removal or alteration of attribution, disclaimers, or timestamps.
• No circumvention of rate limits or caching of listing data beyond 12 hours.

4. Your obligations

You are the advertising broker for every listing you display. You must comply with the CRMLS Rules and Regulations, the IDX Standards of Practice, and the display requirements on our compliance page. You are responsible for citations arising from your display.

5. Fees

Plans are billed monthly in advance and are non-refundable. MLS fees for additional URLs are billed as described on the pricing page. We may change prices with 30 days notice.

6. Availability

We target 99.9% monthly availability for the API. Data freshness depends on the MLS feed. We may suspend the Service to comply with MLS instructions, security needs, or non-payment.

7. Termination

Either party may cancel at the end of a billing period. We may suspend or terminate immediately for breach of section 3 or 4, for MLS instruction, or for loss of MLS membership. On termination you must stop displaying data obtained through the Service within 24 hours.

8. Disclaimers

Listing data is provided as delivered by the MLS and is not guaranteed accurate. The Service is provided as is. To the fullest extent permitted by law we disclaim implied warranties, and our total liability for any claim is limited to the fees you paid in the three months before the claim.

9. Changes

We may update these terms. Material changes take effect 30 days after notice to your account email.

10. Law

California law applies. Venue is Los Angeles County.
